We kindly remind you that the children under the 12 years old are allowed to use our swimming pool until 5:00 pm only.  

Well-behaved dogs are welcome at Solea.

The additional charge for dogs is € 30 per day.

Here are the spaces where they are allowed and our code of conduct.

In order to confirm the reservation, you will be asked to provide a 30% deposit of the booked stay.*
 

In case of cancellations made 30 days before arrival, a deposit of € 50.00 per room will be retained. This amount will be used to cover bank and management fees for the return transfer.
 

In case of cancellation up to 10 days prior to scheduled arrival, 50 % of the cost of the stay will be charged; up to 3 days (72 hours) prior to arrival, 80 % will be charged.
In the event of cancellation less than 72 hours prior to scheduled arrival, no-shows, late arrivals or early departures, 100 % of the cost of the stay will be charged.



*Art. 1 Definitions and Purpose
The amount paid as a confirmation deposit (pursuant to Art. 1385 of the Italian Civil Code) serves exclusively as a guarantee for:

• The reservation for the entire contractual period
• The payment of any additional charges (minibar, extra services)
• Compensation for damages to facilities/furnishings

It does not constitute an advance payment on the price and does not entail a transfer of ownership.

Art. 2 Time of Conversion into an Advance Payment
The conversion of the confirmation deposit into an advance payment takes place exclusively at check-out after:

• Verification of the room’s condition
• Reconciliation of recorded additional charges
• Confirmation of the actual duration of the stay

Until then, the amount remains held in a separate account and is not subject to VAT (AE Resolution 197/E/2007).

Art. 3 Conditions for Retention
The confirmation deposit may be partially or fully retained in the event of:

• An early, unagreed departure (penalty up to 100% of the remaining costs)
• Documented damages, certified with a signed photographic report
• Unpaid additional charges

The retained amount will be documented in a credit note/adjustment invoice specifying the reason.

Art. 4 Legal References
This regulation is based on:

• Art. 1385 of the Italian Civil Code: Non-compensatory nature of the confirmation deposit
• Art. 7-ter DPR 633/1972: VAT liability only upon completion of the service
• Judgment C 277/05 of the European Court of Justice: VAT exclusion on guarantee amounts

Art. 5 Guest Rights
The guest has the right to:

• Receive a non-taxable receipt for the confirmation deposit payment
• Obtain photographic documentation of any disputed damages
• Request a full refund within 5 working days after check-out, provided no disputes arise

FAQ for Guests
Q: Why is no invoice issued when I pay the confirmation deposit?
A: Because it is not an advance payment but a guarantee. The final invoice with VAT will be issued at check-out.
Q: What happens if I leave the room in perfect condition?
A: The confirmation deposit will be fully refunded or offset against the balance, with no deductions.
Q: How is the penalty for early departure calculated?
A: Based on the unused days and the possibility of re-letting the room, as outlined in the penalty table attached to the contract.

Legal Notice
This document supplements the contractual terms and is subject to Italian law. Any disputes will be referred to the Court of TRENTO. Failure to accept the conditions makes it impossible to finalize the booking.

Prices do not include the city tax of € 3.00 per night per person up to a maximum of 10 nights (children under 14 are exempt).
 

The rooms are available from 3.00 pm on the day of arrival until 10.00 am on the day of departure. Subject to availability, an early check-in or a late check-out is available.
 

In case of late arrival date or early departure, the entire cost of the room will be charged.
 

Smoking is prohibited in the rooms and other indoor areas of the hotel. A special Cigar Room is available for smokers.
 

In our hotel, pets are welcome with advance request.

Reservations are binding when confirmed by us after receipt of a deposit equal to 30% of the total amount of the stay by bank transfer.
